Lease Summary

Flexible lease terms from 60 days to 9 months. The lease will describe the premises, the property and terms for renting the house with rules, occupancy limits, overnight guest restrictions, respectful conduct, payment options, renewal options and other stipulations and addendums.

 

Next steps

  1. Introduction: Introduce yourself and let us know why you’re coming to Portland. Tell us why this house feels like a good fit for you. Let us know what’s important to you in a furnished rental. Once we chat, text and/or email a few times we’ll both know if we want to proceed.

  2. Lease Review: Request an email copy of the lease agreement so you understand the terms clearly before you apply for screening. Visit the “Is this for you?” page on our website.

  3. Screening: We’ll need your full name, phone number and email to request a background check. If two people will be occupying the space at any given time, both tenants need to pass the background screening. We’ll check for criminal, credit, eviction and previous landlord history. We will ask for employment verification.

  4. Lease Signing: Once you have passed the background check, and we both decide to move forward, we will send you an E-sign document to be completed within 24 hours of receipt. If signing in-person, digital copies will also be recorded for both parties.

  5. Security Deposits: The security deposit will need to be paid in advance, and as soon as you want to secure your housing. Payment methods are described on your lease. We will not turn down other prospective tenants until the security deposit has been received and cleared the bank.

  6. Move-in Rent: First months’ rent is due on the start date shown on your lease agreement. Pet deposit (if applicable) and cleaning fee are also due on the start date.

  7. Move-in Inspection: We’ll let you settle in for a bit to check out the place on your own. Once you’ve relaxed and shaken off the travel, we’ll do a move-in inspection, preferably on your move-in day. We’ll confirm existing furnishings, answer any questions, identify any existing wear and tear surfaces prior to move in, and confirm that all smoke detectors, carbon monoxide alarms and fire extinguishers are in working order. We’ll do a walk-through to point out features and quirks of the house you’ll will want to be aware of.

Other things of note

Occupancy:

The space is ideal for 1 or 2 people only. There are strict limits on total nights an overnight guest may stay. The maximum is 5 nights total per month, and not more than 3 consecutive nights. Special conditions may apply for immediate family with landlord approval. (Ie: An overnight guest for one longer consecutive stay, when there are no other overnight guests in a 3-month time-frame). We want you to feel the house is your space to maintain your social norms within boundaries.

 

Parking:

Tenant(s) listed on the rental lease are entitled to one (1) designated parking space each, located next to the cottage. Additional parking may be available for guests subject to Landlord approval.

 

Utilities Included:

Electricity, Water, Sewer, Garbage/Recycling, Internet/Wi-Fi, and Natural Gas are included in your rent. Internet service is provided as a convenience. Landlord does not guarantee uninterrupted internet availability, speed, compatibility, reliability, or suitability for Tenant’s business, employment, or personal use

Renters Insurance:

Tenant will need to maintain $100,000 Personal Liability Coverage Renter’s Insurance throughout the entire lease term. This policy is very affordable and can easily be added to your vehicle insurance policy.

Outdoor areas and wildlife:

The house is surrounded by shared outdoor spaces and protected wetlands. There are walking paths, sitting areas, gardens, a gazebo, mini-pond and decorative bridge etc. Tenant(s) can use the outdoor areas freely when a Community Area Agreement is signed. This lets us know you have read some basic respectful guidelines and releases landlords from liability.

 

Pet Addendum:

If you submit a request to bring your dog, and it is approved and within our guidelines, we will have you review and sign a Pet Addendum. This addendum spells out respectful handling of your pet while on the property including waste disposal, disturbances, digging, safety, wildlife protection etc. We will collect an additional refundable security deposit for approved pets. You will take full responsibility releasing landlord from all liabilities and legal action occurring from damage, injury to or from your pet. The property has a doggy zip-line dog-run available to exercise your pet. For your dog's safety, a harness must be used and the pet must be supervised at all times.
